How a sale works with me
- Price conversation. I review recent comparable sales near you and explain what they do and don't tell us. A price opinion is an estimate, not a guarantee.
- Preparation. We decide what is worth doing before listing and what is not. You choose; I advise.
- Marketing. A listing on MLS® and promotion on my own channels, under a marketing plan we agree in writing first. The plan and costs are written down before you sign.
- Showings and offers. I explain each offer line by line: price, conditions, dates and deposit. You decide what to accept.
- Closing. I coordinate with your lawyer and the buyer's side until keys are handed over.
Before you sign anything
- I explain how I'm paid. Commission is set in a written agreement and is paid only if a sale completes.
- You get the listing agreement in advance, with time to ask questions and take it to your lawyer.
- I tell you what I don't know and find out. I don't promise a price, a timeline or an outcome.
